Sensory Staging

One of the things that I spoke about in great detail in my book is the concept of sensory staging.

Especially if a property is vacant or unoccupied during showings, setting up the environment to be welcoming and causing an endorphin release from the potential buyer is critical.

Here are some of the motion sensors that I've used in the past. My suggestion is to have all of your light switches replaced with motion sensor switches as well as having all of your lamps with motion sensors on them. This creates an amazing effect. It's like saying to somebody "Welcome Home" when they walk in the door and it helps avoid an awkward situation where an agent might come into the house and they're fumbling around looking for a light switch and trying to figure out which switch goes to where and so on. It takes the gloomy out of a dark room instantaneously.

And as a bonus I always also add a motion sensor to a music source like a stereo that comes on automatically and starts playing cool jazz or some other soft music that sets a tone.

And finally I'll also set off diffusers using motion sensors in the room with a little essential oil just to create a nice but very subtle aroma.

And here's a quick tip set the motion sensors to only come on for about 15 minutes. That way lights aren't on all day and all night. This of course is best for a vacant house but is also very beneficial when selling a home where people may be out all day at work or somewhere else. If you're living in the house it might take a little getting used to but it's worth it in the end.

Creating sensory staging is nothing new. Spends all the time in stores all over the country. Don't know what happens. Studies all over the place say how effective it is. Why not use it in our homes when we're trying to sell them?
